It will take less replacing and individual tiles need to be replaced in case of any damage, which also minimizes the maintenance costs. They also have good warranties – limited lifetime ones. Basic maintenance includes checking for leaf and debris build up which can cause damming and will damage your roof in the long term. There are also certain coatings such as biocides and zinc strips that can be applied to reduce the growth of moss – although moss does not damage a concrete and tile roof at all.
A house is all about the harmony between all the parts – the walls, windows, doors, pillars and foundations, and the roof. If one fails, then you can hardly call it a house. So with a concrete and tile roof, you are at least assured that one of these elements is working properly.
